“The 1518 Greenleaf Condominium Association is a beautiful 3-unit building in Rogers Park just a few blocks off the lake. Like most small associations, we are self-managed and doing the best we can do take care of our building. Over the years, we have made many improvements to our building and we soon discovered that there’s always more to do.
Before we started working with Tomacor, we had developed our “wish list” of projects that needed to be completed, such as insulation, roof repairs, tuckpointing, and electrical service upgrades. We also knew that due to budgetary constraints, we had to phase the projects over time. What wasn’t clear was which projects should be done first and which could wait. We were also concerned that we might have surprise issues that we weren’t even aware of. And that’s where Tomacor came in!
We hired Tom to do a Capital Reserve Study for the association and we found it to be very beneficial. Tom did a thorough inspection of our 3-flat and provided a written report, 10-year plan, and photos. He gave us a lot of useful information about the condition of our building and what maintenance and improvements should be performed. The most valuable part of the report was the 10-year plan where he listed all of the projects that needed to be completed and which year they should be performed in. Knowing that we had a seasoned professional helping to identify and prioritize our projects raised our confidence as we made our plans and decisions.
Since that time, we have also used Tom to help us write project specifications, review contractor quotes, and inspect work being performed. We think of Tomacor’s services as a good insurance policy. It’s a relatively small amount to pay to help make informed decisions and have peace of mind when we’re spending big bucks on capital improvements.”
